Southeast Foundation and Crawl Space Repair

The most effective way to prevent this home from flooding the next time it rains was to install our TrenchDrain Grated Drainage System and a SmartSump Pump System with a UltraSump battery back up. The TrenchDrain Grated Drainage System is designed to capture water from heavy rainfall and redirect it to the sump pump, where it is then pumped out and away from the home. In the event of a power outage, the UltraSump Battery Back Up System assures continuous protection.

When a Wilmington, NC homeowner needed a solution to stop water from flooding their home every time it rained, he contacted our office. Due to the angled driveway, water flows down and underneath the door and into the home. Our waterproofing specialist Breck B. assessed the problem and determined how to prevent the home from flooding next time it rains.

Crawl Space Encapsulation: A Comprehensive Solution For Customers

Crawl space encapsulation offers many benefits. From preventing moisture-related issues and improving indoor air quality to increasing energy efficiency and protecting your home's foundation, it is a comprehensive solution that can greatly enhance the overall comfort and well-being of your living space.

Crawl space encapsulation is a highly effective method for improving the overall health and energy efficiency of your home. By sealing off and encapsulating the crawl space underneath your house, you can prevent moisture problems, increase indoor air quality, and reduce energy consumption. In this blog post, we will explore the benefits of crawl space encapsulation and why it is a worthwhile investment for homeowners.

One of the main advantages of crawl space encapsulation is the prevention of moisture-related issues. Crawl spaces are prone to dampness, which can lead to the growth of mold and mildew. These microbial organisms not only pose a health risk to occupants but can also cause structural damage to the house. By installing a vapor barrier and sealing off any cracks or openings, crawl space encapsulation creates a dry environment that inhibits the growth of mold and other harmful substances.

Furthermore, crawl space encapsulation can significantly improve indoor air quality. In a traditional, vented crawl space, the air from the crawl space can seep into the living areas above, carrying with it musty odors, allergens, and pollutants. This can cause respiratory problems, worsen allergies, and create an unpleasant living environment. By encapsulating the crawl space, you create a barrier that prevents the transfer of air pollutants, resulting in cleaner and healthier indoor air.

Energy efficiency is another key benefit of crawl space encapsulation. A vented crawl space allows outside air to enter the home, causing the heating and cooling systems to work harder to maintain a comfortable temperature. By encapsulating the crawl space, you create a conditioned space that is more resistant to temperature fluctuations, leading to lower energy bills and increased energy savings.

In addition to these benefits, crawl space encapsulation can also help to protect your home's foundation. Moisture in the crawl space can lead to wood rot, which weakens the structural integrity of the house. By eliminating moisture and maintaining a stable humidity level through encapsulation and the SaniDry Sedona dehumidifier, you can extend the lifespan of your foundation and avoid costly repairs in the future.

Moisture can quickly grow mold.We needed to make sure that the new subfloor was installed correctly to prevent further water damage. We also tested the area for mold growth and took steps to prevent it from occurring in the future.Having installed the new floor joists and subfloor, the crew moved downstairs to clear damp debris. As a first step in crawl space encapsulation, high-quality spray insulation foam and board was used to seal the open vents in the crawl space as well as any penetrations that would allow outside elements to seep into the crawl space. A crawl space vapor barrier is an excellent way to keep water and moisture out of your crawl space. However, it's also imperative to drain flooded water that collects underneath. To do this, we placed our Drainage Matting on the crawl space floor. CleanSpace Crawl Space Drainage Matting improves drainage when placed under the CleanSpace vapor barrier. The dimpled surface helps carry water to the perimeter drainage or sump pump located in the lowest area of the crawl space. CleanSpace drainage matting also softens the floor and increases encapsulation system durability.Once placed, foreman Austin H., and his crew installed the SmartPipe Perimeter Drainage System to capture water seepage from the crawl space walls and floor. Through the drainage pipe, water is directed to a sump pump specifically designed for crawl spaces, called a SmartSump Pump.

The crew then covered the crawl space floor and walls with a heavy-duty CleanSpace vapor barrier. CleanSpace is a 20-mil reinforced polymer liner backed by a 25-year warranty against rips and tears. When installed as part of a complete crawl space encapsulation system, CleanSpace provides a dry, healthy crawl space that can be safely used for storage. By adding a vapor barrier to the homeowner's crawl space, it prevents mold growth, wood rot, and pest infestations. Controlling the crawl space's humidity helps prevent mold growth, musty odors, wood rot, and pest infestations. The SaniDry Sedona dehumidifier was installed to dry the damp air in the crawl space and to automatically drain into the sump pump for removal. The Sedona was designed to maintain a healthy and ideal humidity level.

After the crawl space encapsulation system was installed, the crew fixed the customer's sagging floors. The existing floor joists were sistered and the floors were raised using our SmartJack Crawl Space Support System. This crawl space support system is made of strong, corrosion-resistant galvanized steel. This ensures it will not rust or be damaged. The SmartJack posts are mounted on sturdy bases that prevent the posts from settling further. Most importantly, they are easily adjustable should the homeowner ever need to change their height. SmartJacks are completely compatible with our crawl space encapsulation system.

When looking for a crawl space repair specialist, this Jacksonville, NC homeowner scheduled a free estimate with our office. Our crawl space expert Jeff M was scheduled to assess the space and offer a solution for a permanent repair. After assessing the space, Jeff determined that the crawl space did not have a proper vapor barrier and was not insulated. The crawl space floor had puddles of water, the humidity levels were high, and the wood floor joists were rotting due to moisture intrusion. Moisture soaked into the subfloor above their crawl space, causing the floor to be unstable and uneven. Based on Jeff's thorough inspection, he made an expert recommendation. Upon seeing the damage moisture had caused, the customer was unsure of what to do. After speaking with Jeff about their options, they felt confident that Southeast Foundation and Crawl Space Repair would get the job done right.

There are several options to consider when it comes to fixing uneven concrete. Let's take a look at one of them: Mudjacking. It's been around a long time, but is it really the best way to fix and protect your home's concrete?

The SmartJack system would permanently stabilize and protect the customer's sagging floor, allowing them to continue their bathroom renovation. The SmartJack System stabilizes crawl space beams and floor joists. It is the ideal solution to eliminate floor failure by stabilizing and lifting sagging floors to their original position. Foreman Rayford F. and his team repaired the weakened and cracked joists by sistering them and installing a steel supplemental beam for additional beam support. On solid and level ground, they set up a steel SmartJack base. The SmartJack posts were then cut to size based on the crawl space's height and secured to the steel beam with adjustable steel brackets. To lift the floor above, they tightened and adjusted the SmartJack post once it was connected to the beam. Once the lift was achieved, the team secured the posts and cleaned up the job site before finishing the repair.

Following a recommendation from a previous customer, a Mt. Olive, NC homeowner requested a free crawl space repair inspection. Before renovating their bathroom, they wanted to fix the sagging floor without removing it completely. As a result, we sent Justin S., a crawl space repair specialist, to diagnose the problem and provide the customer with a permanent solution. Justin discovered that the sagging floor was caused by a structural issue after a thorough inspection. The floor joists were weakened and cracked, leading to sagging floors.

Cold Winter in the Southeast Ahead

"Much of the Southeast," the Farmers' Almanac says, "will see frequent storms bringing cold rains and a wintry mix of wet snow, sleet, ice, freezing rain - as well as chilly temperatures." Plus cold temperatures in January.
Is your home ready?

Winter weather with its cold temperatures and biting wind comes whether we like it or not, and this winter is predicted to be a cold, snowy one in the Southeast. As homeowners, we have our Autumn checklist of things we need to do to prepare our homes for winter, things like making sure windows are sealed, checking attic insulation and scheduling preventive maintenance for our heating units.

But with the anticipation of a colder than normal winter, this may be the year to take it a bit further to ensure your home stays toasty warm. Rooms of your home that are over a crawl space, specifically one that is not encapsulated and adequately insulated, often have very cold floors in the winter. The cold winter air from outside is coming in through the crawl space vents and into the crawl space area where it is making the ceiling of the crawl space cold. This ceiling is the exact same sheet of plywood that makes up the subfloor in your living area. In an unsealed, poorly insulated crawl space, what separates your feet from the cold winter temperatures is a sheet of plywood and your floor covering. No wonder why your feet are cold in the winter!

It is not wise to just close the vents and throw some fiberglass insulation up under the subfloor. That creates a whole different problem in the summer in the hot, humid south. In short it causes a humid swamp-like environment in the crawl space where the lumber that is holding up your home lives. Lumber doesn’t like humidity, but mold does, so the prolonged end result is a moldy environment where the wood that holds up the structure of your home softens, rots and fails.

CleanSpace Crawl Space Encapsulation System plus perimeter insulation is the right solution for the problem of cold floors in the winter and it also solves the summer problem too, so fixing your crawl space right is good for your home all year round. SHOULD I WORRY ABOUT CRAWL SPACE SUMMER HEAT OR MOISTURE?
2022-07-07T00:00:00.05Z
Paige Jackson
A lot of homeowners worry about what the summer heat can do to their crawl space and lose focus on the real problem - moisture. Heat dissipates as temperatures change, but moisture lingers in the crawl space air.

Common Crawl Space Problems in Summer

What summer heat can do to your crawl space should be the least of your concerns. Other issues are weightier and more harmful. Knowing what these issues are can help you avoid costly or unnecessary repairs.

Your first concern should be mold growth, a pretty common phenomenon in dimly lit and moist environments. This microorganism can easily grow and thrive in your crawl space. Black mold is the most toxic one. However, other types of mold like yellow mold can cause structural decay. Mold also nourishes crawling insects, so it could possibly encourage an insect invasion in your crawl space.

Next up is condensation. Condensation occurs when moist air gets into the crawl space and lands on cool surfaces. At some point, the air gives up its moisture. That’s when you’ll see moisture droplets forming on your crawl space walls and insulation. Too much condensation can cause many problems inside the crawl space and even in your home.

When outside air rushes into your home, it doesn’t just bring moisture. It brings mold spores, dust mites, and other pollutants. All these are potentially harmful. They will lower the quality of the indoor air, and your loved ones may experience allergies, itchy eyes, and respiratory problems.

Air from the outside won’t just cause breathing problems, it can also ruin your crawl space insulation. Fiberglass is susceptible to moisture. It sucks in moisture when exposed to humid conditions. The excess moisture will weigh it down and reduce its R-value, eventually causing it to fall off your crawl space walls and ceiling. After some time, your wooden joists and beams may start rotting. These underlying support structures will continue decaying until they crumble under the weight of your home. Keep an eye out for problem signs such as: settling floors or leaning walls, as they’re signs of impending structural collapse.

Hampstead, NC - crawl space before

Protecting Your Crawl Space in Summer

If you have open vents, seal them with vent covers and stop outside air from flowing into the crawl space. However, it’s pointless to block the vents and leave the crawl space open to the elements.

Southeast Foundation & Crawl Space Repair has the products you need to seal your crawl space. CleanSpace is a thick 20-mil plastic vapor barrier that is installed in the crawl space to completely seal off the space. This heavy-duty material covers your entire floor and crawl space walls. This locks out warm, moist air, and makes it less attractive to wood-damaging pests and insects. Your crawl space will remain clean and dry for much of the year.

Hampstead, NC - crawl space after CleanSpace installation

Don’t forget to install crawl space insulation and replace any existing insulation if it is damaged. That’s the only way to ensure any changes outside don’t affect your home. When it’s hot outside, your home will remain cool. And when it’s cold outside, your crawl space and home will be much warmer.

Cover all your south-facing windows with curtains or blinds to prevent hot air from flowing into your home. If you must open your windows, do so in the evening or early in the morning before the ground heats up.

Your crawl space has the propensity to get humid and damp in summer for obvious reasons. Once you seal this area, install a crawl space dehumidifier to air out the air inside. Aim for at least 50% dryness. Otherwise, mold and wood decay will happen. We strongly advise you to get an energy-efficient dehumidifier with an air filtration mechanism. Such an appliance will remove moisture and clean up your air.

Don’t let the hot and humid summer weather ruin your crawl space. Southeast Foundation & Crawl Space Repair can help you deal with moisture before it causes problems. Schedule a free crawl space repair inspection with our experts and discover what’s wrong with the below-ground space in your home.

Upon checking the crawl space, our System Design Specialist, Larry, was able to show Daniel exactly where that moisture was originating from along with a few other issues. The wood moisture content was way too high, which allowed mold spores to grow and spread throughout majority of the wood beams under his house. Also, Daniel already had pre-existing plastic laid in his crawl space. As we can see, that plastic layer did not protect his crawl space very well.

Crawl Space Science: Vented Dirt Crawl Space Problems
2022-05-23T00:00:00.05Z
Paige Jackson
Where is "in"? Where is "out"? upstairs is clearly inside the house. Outdoors is outside. But what is the crawl space? It's not inside, its dirty and nasty and outside air is coming in. but you wouldn't put ducts "outside" the house - or pipes and exposed insulation. The crawl space is an in-between, ill-defined world of dysfunction.

Quick question: Is your crawl space located on the inside or the outside of your home?

If your crawl space is vented with a dirt floor, and has no barrier, it is on the inside of your home.

Why is There Mold in Your Crawl Space

Crawl spaces are very prone to mold growth due to the often excessive moisture in these dark, underground spaces. And, because you most likely don't go into your crawl space often or at all, mold can go undetected for a long time. Vented crawl spaces are prime targets for mold growth because of their chronically high humidity levels, especially during the summer. The air in your crawl space circulates through your home, so if there's mold in your crawl space, you are likely breathing unhealthy air. Particularly in homes with family members who have allergies, a below-grade space should be maintained no differently than the rest of your house. Even if intermittent, a musty smell in a crawl space is a sign of mold growth. Mold spreads by its microscopic spores traveling on air currents to reattach elsewhere.

40% of the air we breathe in our home comes from the crawl space.

Moisture inside your home is bad for what's in it. Have you ever noticed green/white spots on your clothes or shoes in your closets? That is mold and it is more than likely coming from your crawl space. This crawl space air gets into your home in one of two ways.

#1: The Stack Effect

“Stack Effect” is a term used to describe the way air moves throughout a home. As the air in a home warms, it rises to the top of the house and builds up air pressure. Since the pressure inside the top of the house is greater than the outdoor pressure, the warm air will leak to the outside. This happens primarily through all the gaps, cracks and openings in the attic floor.

If air is leaking out, it must also be leaking in, because a vacuum can’t be created under natural conditions in a home. The air will leak primarily in the basement or crawl space of a home, where the pressure difference between the inside (low) and the outside (high) is greatest.
“Leaky” homes suffer from stack effect more than other homes. Homeowners may spend more money to heat their homes in the winter, and cool them in the summer because the stack effect increases the amount of air changes occurring in the home in any given time. And this air needs to be heated and/or cooled!

#2: HVAC System

Crawl space air can enter a home via the HVAC system. How so? Courtesy of your air ducts! You are breathing the crawl space air. In fact, we know that 1/3 to 1/2 of the air that you breathe on the first floor of your house came through your crawl space.

If someone sprays paint inside of your crawl space, do you think you would be able to smell the spray paint upstairs? Of course you would!

If you see (or smell) any of these issues inside of your home, it is time to contact the experts. A musty crawl space should be something you do not have to live with. Remember no matter what type of crawl space repair solution you need; Southeast has the experience and custom solutions.
What Your Sticking Windows and Doors Are Telling You

They say the eyes are the windows to the soul. But when it comes to your home’s windows, they might just be the eyes that help you see its foundation problems.

Stick with us here.

Actually, sticking is the key to the issue. When windows and doors stick in their frames, most people will chalk it up to a case of an older home “settling” and simply live with the inconvenience. After all, it’s not that big a deal to have to put a little extra effort into closing a window or a door, right? You might even pass it off as a charming quirk of your unique home.

But when your home was new, those windows slid up and down effortlessly. Your doors, too, opened and closed without issue. So, what’s going on?

Your initial thought that your home is settling is likely the culprit. But “settling” isn’t just some catch-all folk tale; it’s a real thing. What happens is, when your home’s foundation sinks into the soil beneath it over time, it doesn’t do so evenly. One part usually sinks deeper than another. This ends up throwing off the geometry of your home’s entire structure — which includes its window and door frames. And now that they’re no longer square and true, these frames aren’t able to allow their doors and windows to operate smoothly.

So you see, sticking doors and windows are more than just a quirk of owning an older home. They can indicate a deeper problem that could have severe repercussions down the line.

What “Settling” Actually Means

Your home was likely constructed on a block or poured concrete foundation that was itself built on an excavated piece of land. That means your house is essentially sitting on a bunch of dirt. So now you’re probably thinking, “The soil used to support my house just fine. What changed?”

The answer is, the soil changed.

Each layer of soil beneath your home has different properties, such as soil type and moisture content. How compact or loose each layer is also varies. These layers formed over time, starting with the Earth’s original formation. Some were carried and deposited by water, some by wind and some by glaciers. The company that developed the land for your home’s construction may have even placed layers of fill soil over the soil created or deposited by natural processes. The layers closest to the surface tend to be the least compacted, making it easier for plants and other vegetation to grow.

The presence or absence of moisture due to heavy precipitation, drought, tree and plant roots, etc., can cause the soil layers beneath your home to compact over time, which in turn causes your home’s foundation to sink.

That fill soil we mentioned earlier may have also been poorly compacted when your home was built, causing it to compress over time from the sheer weight of the structure above it.

Solutions for Settling Foundations

Foundation problems don’t get better with time. That means they don’t get less expensive to repair, either. But there are permanent solutions that are less expensive and disrupted than total foundation replacement.

These typically involve using steel piers, which are pushed or screwed deep into the soil, to connect your home’s foundation to solid bedrock or load-bearing strata below. Once this solid layer is reached, the structure can often be jacked up to its original level, creating a permanent fix.

Why You Should Fix Your Foundation Now

As mentioned earlier, foundation problems don’t get better or less expensive to fix with time. And they can cause more than just sticking doors and windows. Floor and ceiling gaps. Separating chimneys. These are all symptoms of foundation problems as well. Ultimately, if left long enough, a settling foundation can fail, leading to the loss of the home itself.

You can understand why it makes sense to repair it now rather than later.

Foundation repair is no small undertaking, and this can be intimidating. Which is why it’s essential to get your home inspected by a reputable foundation repair company rather than a general contractor or handyman.

But this is your home we’re talking about. More than your biggest investment, it holds and protects your family, your pets and all your most precious possessions. It really is something worth saving.

Plus, think how great it will be to throw open those windows on a nice spring day without having to throw your back out to do it!

The Importance of Indoor Air Quality
2022-04-04T00:00:00.05Z
Paige Jackson
It's spring time and that means beautiful budding and blooming plants! While all the greenery is a refreshing change from the dullness of winter, all the budding plant life can wreak havoc on those with allergies and asthma issues. With all the pollen, dust and mold spores drifting around this time of year, your home's indoor air quality - or IAQ - is more important than ever. And it's not just allergens that can be lurking in your home's air.

Common Indoor Air Quality Issues

As mentioned above, some of the most common indoor air quality offenders are pollen and dust. While it's impossible to completely alleviate ALL of the dust and pollen particles in your home's air, reducing them to as low of a level as possible is a must for family members with asthma and other allergy issues.

Mold spores are also common offenders when it comes to poor indoor air quality - especially in homes with moisture issues. Mold is especially hearty and can grow quickly on any organic surface in the proper conditions. As outdoor and indoor temperatures begin to rise, even slightly moist areas can easily foster mold growth on surfaces like drywall papering, insulation, carpeting and non-treated wood.

According to the Center for Disease Control, common symptoms of indoor air that contains higher than normal amounts of pollen, dust and/or mold include nasal stuffiness, throat irritation, coughing or wheezing, eye irritation, or, in some cases, skin irritation. People with mold or pollen allergies may have more severe reactions.

Common Sources of Indoor Air Allergens

There are always small amounts of allergens floating around in your home's air. During the winter months, the risk of pollen and mold are greatly reduced due to colder weather and drier air. But during the warmer months of the year, pollen levels spike and mold growth conditions peak as warmer, moist air accompanies the arrival of spring. Dust levels also increase significantly as we all begin our regular lawn care routines that kick up dirt and debris that normally sits packed under snow and ice.

Not only is nature churning up allergens at a record pace, but opening patio doors and windows pulls in significantly more outdoor air than during the colder months. Essentially, it's a perfect storm of warmer air, and open screen doors and windows that leads to greater than normal opportunity for allergens to be introduced to your home and family on a regular basis.

Other, tertiary sources of poor indoor air quality can include dust and debris stirred up during construction around and outside your home, or remodeling projects. While temporary, these sources can generate a significant amount of particulate in a very short period of time.

Correcting Indoor Air Quality Issues

So, with all of the potential sources of allergens in your home's air, how can you bring levels of particulates back down into the safe zone?

Limiting Dust and Allergens:

Change your HVAC air filters as often as recommended by the manufacturer. This helps make sure that the filter isn't clogged with debris that has already be filtered, and also ensures that your HVAC system's blower motor isn't overworked by trying to push air through a blocked filter pad.

Consider an electric air filter like our Breathe EZ air filter. This electrically powered filter gives dust and debris a slight charge that causes them to stick more easily to the filter itself. The filter also contains carbon strips that traps odors and common household chemical smells.

Upgrade your air filter. Cheaper isn't always better when it comes to air filters. A pleated or HEPA (high efficiency particulate air) filter offers significantly better air filtration than cheaper single sheet or washable/reusable air filters.

Keep things tidy. Regular dusting and vacuuming in addition to placing welcome mats by each entrance to your home helps limit the amount of dirt and particulate that collects on your home's surfaces. Regularly washing your bedding and other large, cloth surfaces like blankets can also help limit particulates.

Limiting Mold:

Stop moisture at its source with a sump pump and home waterproofing system. This ensures that water never collects or stagnates in your basement or on other surfaces, which means mold never has the moisture it needs to grow and spread.

Dehumidify your air. A whole home dehumidifier ensures that any remaining moisture in your home's air is kept below the level at which mold can prosper. Many of these types of systems also contain a self-draining feature that saves you from having to check on and empty the water reservoir throughout the day.

Ensure damp areas contain no organic material. Mold needs natural surfaces - like paper, wood, or fabric - to grow. By using inorganic materials in places that sometimes see excess moisture you can ensure that mold spores never have a surface on which to grow.

3-Part Concrete Protection System

The concrete around our homes tends to sink, crack, break, crumble at the surface, and even split in the most frustrating areas. But do you know why one of the strongest and most durable materials can never stand the test of time? It’s because concrete is only as good as the soil it’s built on. If the soil doesn’t have the load bearing capability it needs, it will compact and settle, causing stress on the concrete above. You see, this begins to fall victim of the snowball effect. Once the concrete cracks or breaks, it’s vulnerable to water infiltrating and washing the soil out, only making the matters worse. This creates those large voids or empty spaces underneath the concrete that can really do serious damage.

Solutions? There are two options; replace it or repair it.

Replacing it would require tearing out the all the concrete that’s been affected and potentially dealing with the same problems in the future. This process is extremely invasive, costly, and can sometimes take over a week before it’s fully functional. Or, for a fraction of the cost, repair and restore the concrete to a state that’s more than capable of withstanding the challenges of the climate. Fortunately, Southeast specializes in these solutions, and we’ve become a pioneer in our industry because we made the repair process that much smoother, faster, and more effective. Our three products that make up our complete Concrete Protection System work together to provide the best-possible permanent restoration.

For sunken and uneven areas, PolyLevel concrete lifting foam is inserted beneath to raise and level the surface to its original position. It’s the quickest and most effective way to lift and stabilize any uneven material. PolyLevel is made of a lightweight yet strong, high-density polyurethane foam that supports the concrete without adding any additional stress to the soil. It gets better – it’s even waterproof to prevent any washout that may have originally caused the problem in the first place. Installation is often completed within a few hours and done by drilling penny-sized holes (literally) into the surface, and then the concrete lifting foam is injected into the empty space below. Therefore, there’s very little disturbance of the existing concrete and it’s even environmental-friendly to ensure the safety of the consumer.

Water tends to find its way through any cracks and down into the soil, but NexusPro joint sealant is the ultimate barrier for any moisture vulnerability. It’s applied to all cracks and joints to prevent any water infiltration, and even the most severe changes in weather can’t break its structure. It’s a UV-resistant and highly flexible material that’s proven to last over two decades. In addition to the functionality of NexusPro, it drastically enhances the appearance of the concrete to give it a healthy and restored look.

The finale of the three products guarantees that the curb appeal of the concrete will be everlasting. SealantPro is the first line of defense against intruders such as water, chemicals, oil, fertilizers, etc., that cause eye-aching surface damage. SealantPro is innovative and effective because it penetrates the concrete in order to form a chemical bond deep within. With just one spray-on application, a clear and permanent barrier is formed with the purpose of extending the concrete’s lifespan. No need to worry, this product won’t wash away or weaken over time, and never needs to be reapplied.

Cracked, broken, or uneven concrete can be harmful to the home’s foundation, become a potential tripping hazard, and even decrease the value. Whether these three products are used separately or all together as the complete Concrete Protection System, they’re guaranteed to restore peace of mind and enhance the property’s value. For a fraction of the cost of replacing, your concrete could be permanently restored with all the qualities it needs to stand the test of time. Our concrete lifting foam, joint sealant, and topcoat sealer are industry-changing solutions that could solve all your concrete needs.

Southeast Foundation and Crawl Space Repair

Our approach to repair these issues:

CleanSpace Encapsulation

Sister joists

Smartjacks

Supplemental beams

Smartjacks, sister joists and supplemental beams were installed to correct the sagging floors. The CleanSpace encapsulation was installed to improve the space and stop the progression of mold and rot.

Luann of Rocky Point noticed her floors were unlevel and there was a musty smell coming from her crawl space. After searching the web she found Southeast Foundation & Crawl Space Repair and called to get an expert opinion. We sent one of our expert System Design Specialists to her home for a free inspection.

Upon checking the crawl space, our System Design Specialist was able to show Luann exactly what was causing that musty odors along with a few other issues. The moisture content in the crawl space was notably high, causing mold and the beginning of wood rot.

When you take a deep breath in your home do you get a stale and moldy smell instead of a clean fresh smell? Don't worry if you are, you're not the only one!
Crawl spaces are the most common cause of this issue. Crawl spaces can be unpleasant smelling areas that homeowners want to avoid. They flood, can be filled with debris from when the home was built and even be home to some unwanted guests. At Southeast, we help prevent and correct moisture and humidity problems. Here are some of the most common reasons and solutions to saving your crawl space

When you take a deep breath in your home do you get a stale and moldy smell instead of a clean fresh smell? Don't worry if you are, you're not the only one! Here are some of the most common reasons and solutions to saving your crawl space

The Problem

Crawl spaces are normally unfinished and are between the ground and the bottom level of your home. This space is named so because there’s usually only enough space to crawl rather than stand. It’s important to identify what is causing the space to smell. Here are some of the most common reasons:

Mold. Most crawl spaces are left unsealed, so outside air is coming into the space, allowing for cold, and moisture to enter. Not only can mold growth cause problems for your health, but it can spread quickly throughout your home. When humidity levels drop below 60% mold is unable to survive.

Standing Water. Crawl spaces are below ground and can flood easily. While the water won’t spread to other areas of your home, it leaves room for mold growth.

Higher Energy Bills. If the space is left open and not properly sealed from the outside, air is coming through and raising your energy bills because it’s causing more money to cool or heat your home.

Sinking Floors. While this is not an issue that will create an unpleasant smell in your home, it is a problem that can be caused by improper support in your crawl space. We have solutions that can help with that as well!

Southeast's Approach to Crawl Space Repair

We understand that each crawl space is unique, and we have custom solutions to restore your crawl space. Here are some of the most common solutions that our customers use

CleanSpace

Water and humidity cause mold growth. The best way to get this under control and prevent it from happening again, is with CleanSpace. This wall barrier is 100% plastic and mold resistant. This is mechanically attached to walls with plastic drilled-in fasteners and will never chip, peel or flake.

Dehumidifier

Excess moisture leads to mold growth and once you encapsulate the crawl space, a dehumidifier is always recommended. The SaniDry Sedona is a dehumidifier that will eliminate damp, musty orders in your crawl space by drying and filtering the air. This dehumidifier keeps your home below 50% relative humidity, effectively preventing mold growth from happening again!

SmartJacks

Most crawl spaces are left unsealed to the exterior and the soil is left open. This causes the soil and floor joists to settle and shift. SmartJacks are installed to lift the floors above the crawl space and toward the original elevation, by creating a solid base and distributing the weight of the home.

Our Promise

A musty crawl space should be something you do not have to live with. Remember no matter what type of crawl space repair solution you need; Southeast has the experience and custom solutions. It's our job to make sure that the space is transformed into a cleaner, drier, healthier and more energy efficient space.

Team Southeast joins the Wilmington Women's Club at the 2018 Coastal Living Homeshow

The 2018 Wilmington Woman’s Club’s Coastal Living Show 2018 will be Saturday from 10:00 a.m. to 4:00 p.m. at the Wilmington Convention Center, 515 Nutt Street. We are excited about this event for the community, as it has a benevolent cause and a deep impact.

Southeast Foundation and Crawl Space Repair was thrilled to be a part of the Wilmington Woman’s Club’s Coastal Living Show last year, and we can’t wait to join them and the rest of the community again this year. Every year, the Coastal Living Show is a great opportunity for businesses to showcase their products and services. But there’s more to it than what meets the eye.

One unique thing about the Coastal Living Show is that the Wilmington Woman’s Club contributes all proceeds of the show to various non-profits in the area, all of which strive to improve the lives of women and children. This is another reason Team Southeast loves to support the Wilmington Woman’s Club. Since 1978, the club has sponsored the Coastal Living Show in order to raise money for organizations in the Port City area. Just from the Coastal Living Show alone, the Wilmington Woman’s Club has been able to give back over $600,000 to the community. Just incredible.

Some of the recipients of those profits have been: A.C.C.E.S.S., Betty H. Cameron Women’s & Children Hospital, Cape Fear Chorale, Cape Fear Clinic, CFCC Scholarships, Cape Fear Guardian Ad Litem, Cape Fear Literacy Council, Carousel Center, Community Boys & Girls Club, Domestic Violence, First Fruits Ministries, Good Shepherd, Kids Making It, L.C.F. Historical Society (Latimer House), Meals on Wheels, Muscular Dystrophy Association, Pretty in Pink, UNCW Scholarship, V.O.C.A.L (transportation for elderly & disabled), Wilmington Health Access for Teens (W.H.A.T.), Wilmington Interfaith Hospitality, Wilmington Tennis Association, Women of Hope, YMCA, and the YWCA.

At Southeast Foundation and Crawl Space Repair, we specialize in repairing below-grade spaces. More specifically, we serve North Carolina residents with expert basement waterproofing, basement finishing, crawl space repair, foundation repair and concrete leveling. By being a specialist rather than a general contractor, we can ensure our technicians are experts when it comes to basements and foundations. Any of our technicians who enter your home are trained, certified and experienced. For more information on our services at Southeast, visit us at www.ncfoundationrepair.com. For more information on the Wilmington Woman’s Club or Saturday’s show, visit the website @ www.coastallivingshow.com.

We are excited and hope to see you on Saturday!

Southeast Foundation & Crawl Space Repair Participates in Homeshows-- Jacksonville, NC
2018-03-07T09:00:38.05Z
Southeast Foundation and Crawl Space Repair
SEFR's involvement in local homeshows

As expected, it's been a busy year so far for the folks at Southeast Foundation & Crawl Space Repair. With their company vision for 2018 to redefine the industry, there have been plenty of busy feet in the company, as they make preparations for this year to be groundbreaking.

That usually begins with marketing yourself correctly, and anyone in business knows that if people don't know about you and your services, you won't be around for very long. That's why since 2010, Chris Hunter and the rest of the Southeast crew have been out in the communities not just getting jobs done and improving homes and lives, but also representing themselves well to the public on a regular basis.

This year has been no exception, and should prove to be the busiest year thus far. It's only the beginning of March, and already Southeast Foundation & Crawl Space Repair has been a part of several home shows. In January, they were in Myrtle Beach, SC for two days for Coldwell Banker's realtor convention. Myrtle Beach and other parts of northern South Carolina are in the lower realm of Southeast Foundation & Crawl Space Repair's territory, but shows the reach that they have throughout our state, as well as the impact they've been able to make in surrounding areas. The Coldwell Banker realtor convention offered real estate agents the chance to see how their industry is changing and Team Southeast was happy to be there if only to play a role in changing the future landscape for homeowners. Professionals, like realtors, usually find lots of value in relationships with sound companies like Southeast Foundation & Crawl Space Repair, because it provides them with a solid referral to homeowners and buyers who trust them to deliver only the best advice for those whom they should rely on for reputable services.

Southeast Foundation & Crawl Space Repair was also in Sunset Beach on February 3rd for the Brunsco Has It Business Expo, in Fayetteville at the Crown Center for the Fayetteville Home Show on February 16th-17th, and in Wilmington for the Wilmington Homeshow on February 18th. March kicked off with a bang and Team Southeast also appeared at the North Brunswick Chamber of Commerce Business Expo in Leland, NC on March 3rd. Further, they will be in Jacksonville, NC for the Jacksonville Home & Garden Show at the Jacksonville Commons Recreation Complex this weekend, Saturday, March 10th and 11th, and in Wilmington for the Coastal Living Homeshow on March 24th. On April 5th, they will appear in Wilmington again at the Wilmington Business Journal's Biz Expo.

Southeast Foundation & Crawl Space Repair invites you to come out and join them at your local homeshow to learn more about their quality products, services, and how they are working to make homes safer--right here in our local communities.

Southeast Foundation & Crawl Space Repair Springs Into 2018 in Clinton, NC

Southeast Foundation and Crawl Space Repair
2018 figures to be an exciting year for Southeast Foundation & Crawl Space Repair, in Clinton, NC, as they challenge themselves to redefine their industry.

For most, each new year brings with it a spirit of resolve, with mountains of resolutions and new direction for the future. Yet for Christopher Reeves, President of Southeast Foundation & Crawl Space Repair, located in Clinton, NC, this is nothing new. New business growth has been the exception, not the rule, since November of 2010 when he started his journey.

Today, Southeast looks at the possibility of hitting $10 million in sales for 2018. “Our goals are high, because our vision is big,” said Chris with a grin. “I couldn’t have imagined this back in 2010, but now it’s a reality.”

On December 29th, 2017, Chris met with his entire company at an event called “Redefine,” where they highlighted the company’s new direction: “Redefine Our Industry.”

“We really strive to set ourselves apart from the rest of the contracting world by putting people at the center of our purpose,” stated Sales Manager, Graham Moore. “By learning from and interacting with fellow dealers in our network, we train our employees to provide the best possible customer experience. We always treat every visit to a customer’s home as a chance to educate and surprise them with the highest level of knowledge and courteousness.”

Part of a national network called Basement Systems based in Seymour, CT, Southeast Foundation & Crawl Space Repair is backed by unlimited resources, uncapped knowledge, unrivaled technology and equipment, and years of experience in the foundation and crawl space industry through their system of national support.

Southeast specializes in helping make your home safer and healthier. Their full crawl space encapsulation uses patented materials and techniques to give homeowners complete control over the humidity of their crawl spaces, eliminating the danger of musky, moldy, damp conditions, and are backed by a 25-year warranty.

“People don’t realize what an impact their crawl space environment has on the atmosphere inside their home, and directly influences the air their families breathe daily,” said Reeves. “An encapsulated crawl space can improve overall health, maintain healthy humidity, and lower energy bills for years to come.”

Also experts in foundation repair, Southeast is no stranger to those cracks that form in interior walls, or separation from floors and uneven doors. All of these are likely issues with foundations, and could progressively get worse. Their patented Smart Jacks and Push Pier systems are permanent solutions, and if serviced annually, are also backed by a 25-year guarantee. Southeast also incorporates the use of Poly-Level injection, where they lift and level concrete that has become sunken over time.

Southeast is a leader in their niche of services. Though it’s difficult to locate businesses that can offer the services that Southeast offers, you don’t need to look far, according to their online customer reviews. Backed by the evidence of satisfied customers, they’re among the best in the state, and ranked in the top 10% in the nation among fellow Basement Systems dealers last year.

“We think differently,” stated Derek J. Moore, Marketing Director. “Not only are we excited about what we are able to do every day, we are continuously thinking of ways we can do it better.”

Reeves elaborates. “If you told me seven years ago that we’d be where we are today, I would have thought you’d lost your mind,” he said. “But it’s a product of using only the best materials, only the most driven people, and of having a vision far bigger than we ourselves can fathom—we love helping people and that’s what drives us.”
